MahaRERA Mandates Delivery Deadlines for Amenities

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has mandated that real estate developers must specify the delivery dates for facilities and amenities in the Agreement for Sale’s Annexure-I. This requirement aims to hold developers accountable for promises made to homebuyers, including amenities such as swimming pools, gyms, and community areas. Developers must also provide phase-wise timelines for amenities in larger projects, ensuring early residents are informed about availability. Any significant changes to the specified amenities require approval from MahaRERA and consent from two-thirds of residents. This move intends to eliminate uncertainty for buyers and enforce compliance among developers regarding delivery commitments for housing projects. These new regulations are effective immediately for all registered housing projects.
